Technical project management and ITB
Coordination of technical disciplines in construction projects with documented handover of integrated systems.
ITB — Integrated Technical Building Installation — is the discipline that ensures HVAC, electrical systems and automation actually work together when a building is handed over. That integration does not happen by itself unless someone owns the whole.
Our role
- Coordination between technical disciplines throughout the project
- Interface clarifications, particularly toward automation and BMS/SCADA systems
- Test plans, commissioning and functional testing
- Handover protocol with documented performance
What it solves
- Systems that are designed correctly but not set up as a single integrated solution
- Faults that only appear in operation and become expensive to fix
- Unclear responsibility between contractor, supplier and operations organisation
We work both for the client and on projects where the main contractor needs a neutral ITB resource. The goal is the same in either case: the building must deliver what was designed, from day one.
Technical project management is more than running meetings. It requires enough technical knowledge to challenge designers’ solution choices, enough experience to see interfaces before they become conflicts, and enough structure to ensure testing and documentation are actually completed. We take ownership of the entire technical delivery — from early sizing and room programmes, through design and procurement, to functional testing, training and follow-up during the warranty period. The result is a predictable handover and a building that can be operated efficiently from day one.
When is it used?
- Complex technical renovation projects with many parallel trades and a high degree of interaction
- New builds with a high level of energy and automation content where BMS/SCADA and control strategy are critical
- Clients without in-house technical expertise who need a neutral technical lead
- Projects with strict functional requirements for indoor climate, energy performance or requiring certification
- Design-and-build contracts where the client wants independent ITB coordination across suppliers
