Technical Due Diligence
Technical due diligence focused on energy and sustainability risks in real estate transactions.
Technical shortcomings become costly after handover. A thorough due diligence uncovers the risk while it can still be priced in — or negotiated away.
What we assess
- Condition of heating, ventilation and cooling systems
- Energy performance against benchmark and the expected energy label rating
- Compliance with the EU Taxonomy and CRREM pathway
- Required measures within 3, 5 and 10 years, with cost estimates
- Risks related to upcoming regulation (energy labelling, the EU Taxonomy, climate requirements)
Deliverables
- Summary report with red/amber/green status per system and topic
- Investment plan to achieve the expected performance
- Documentation for pricing and negotiation
- Input to a green CapEx plan or a decarbonisation roadmap
When to use it
- Purchase or sale of a single property or a portfolio
- Refinancing with green loan terms
- Internal portfolio review as part of fund strategy
The report should be concise enough to be used in a transaction, yet precise enough that the numbers hold up during negotiations.
