Technical Due Diligence
Technical due diligence focusing on energy and sustainability risks in real estate transactions.
Technical deficiencies become costly after handover. A thorough due diligence uncovers the risk while it can still be priced in — or negotiated away.
What we assess
- Condition of heating, ventilation and cooling systems
- Energy performance against a benchmark and the expected rating under energy labelling
- Compliance with the EU Taxonomy and the CRREM pathway
- Required measures within 3, 5 and 10 years, with cost estimates
- Risk related to upcoming regulation (energy labelling, Taxonomy, climate requirements)
Deliverables
- Summary report with red/yellow/green status for each system and topic
- Investment plan to achieve the expected performance
- Basis for pricing and negotiation
- Input to a green CapEx plan or a decarbonisation roadmap
When to use it
- Purchase or sale of an individual property or a portfolio
- Refinancing under green loan terms
- Internal portfolio review as part of a fund strategy
The report should be concise enough to be used in a transaction, but precise enough for the figures to hold up during negotiations.
