Technical building systems coordination
Interdisciplinary coordination of HVAC, electrical and automation — ensuring the building actually operates as designed at handover.
ITB — integrated technical building installations — is about ensuring that disciplines coordinate and that the final result is tested as a whole, not as separate deliveries.
Our role
- Coordination between RIV, RIE and RIA throughout the project
- Interface clarifications where responsibility is traditionally unclear
- Checklists and documentation requirements per discipline and milestone
- Test plans: unit test, integration test and full system test
- Commissioning, functional testing and documented handover
Phases
- Early phase: requirements definition and cross-disciplinary specifications
- Detailed design: coordination of drawings and functional specifications
- Construction: follow-up of trades, verification of contractors' installations
- Commissioning: testing, fine-tuning and functional documentation
- Handover: documented protocol, follow-up during the operational phase
What this prevents
- Systems that are correctly designed but not installed as a coherent whole
- Faults that only appear in the operational phase and become expensive to fix
- Conflicts between contractors over who owns which interfaces
We can act as ITB manager for the client or as a neutral coordinator for the main contractor. The goal is the same: documented, functioning installations from day one.
